Lawyer or conveyancer? Here's the difference.
Both can review a property contract in Victoria. The difference is the scope of what each is allowed to do.
A licensed conveyancer can do conveyancing work and give legal advice about the transfer of title.
A lawyer holds a practising certificate and can do general legal work and give legal advice beyond the transfer itself.
Both carry professional indemnity insurance, and client money they hold is protected by statutory compensation funds. The wider scope can matter when a contract raises questions outside a standard transaction.
What does a lawyer's contract review include?

What is a Contract of Sale?
The Contract of Sale sets out the deal you're agreeing to. It records the terms of the property transaction, including the purchase price, deposit, settlement date and the obligations of the buyer and seller.
But the important parts aren't always obvious. Special conditions can change how the standard transaction works. They can create additional obligations, alter settlement arrangements or affect what happens if something goes wrong.
That's why it's worth having the contract reviewed before you sign.
What is a Section 32?
The Section 32 tells you what the seller is disclosing about the property. In Victoria, the seller's Section 32 Vendor Statement provides important information about the property and its title. It can include information relating to:
