Hawthorn is thought of as a period house suburb, and most of it is not. Nearly six in ten homes here are flats or apartments, spread from 1960s brick walk-ups to towers near Glenferrie station. About Hawthorn
Glenferrie Road runs from Swinburne University and the Lido cinema down past Glenferrie station, and Burwood Road carries the tram past the Hawthorn Arts Centre. Scotch College and Xavier College sit on the escarpment above the river. The Yarra forms the northern and western boundary, with the Yarra Boulevard, Fairview Park and the Main Yarra Trail running along it.
What the market here means for your contract
At the 2021 Census, 59.1% of occupied private dwellings in Hawthorn were flats or apartments, 24.3% were separate houses, and 16.1% were townhouses or semi-detached. The house market and the apartment market here behave almost independently.

River corridor controls apply along the Yarra between Punt Road in Richmond and Warrandyte, and Hawthorn sits on that corridor. Where they apply, they can prohibit additional overshadowing of the banks and waters between 11am and 2pm on 22 June, cap building heights, impose substantial setbacks, and require a permit for buildings, fences and removing or lopping vegetation within 30 metres of the river. Buyers paying a river-view premium and intending to rebuild should confirm the overlay position first
Owners corporation due diligence across mixed stock
Hawthorn's apartment stock spans 1960s walk-ups, 1990s infill and post-2010 towers along Burwood Road and near Glenferrie station. Read the section 151 owners corporation certificate for special levies, the maintenance plan and fund, defect claims, and any building notice or order. Cladding rectification is a live issue on the newer buildings and a thin maintenance fund is the usual issue on the older ones.
Heritage precincts and demolition permits
A large share of Hawthorn's houses sit within heritage precincts, where demolition requires a planning permit. Boroondara's heritage mapping continues to be extended, including through the Hawthorn East Heritage Gap Study amendment. Take the heritage position from a current planning certificate, not from a report prepared for an earlier sale.
Small apartments near Swinburne and lending
Compact apartments around Glenferrie Road and Swinburne University are a distinct sub-market. Many lenders restrict lending on very small units, or will only lend at a low loan-to-value ratio, which can affect your ability to settle. Some carry permit conditions restricting occupancy, or a leasing management agreement. Check the permit conditions, the plan and any management agreement in the Section 32 before you rely on finance.
Activity centre status around Glenferrie
Hawthorn, Glenferrie and Auburn were all named in the October 2024 tranche of the Victorian Government's train and tram zone activity centres. That signals higher development expectations near the stations, but much of the surrounding residential land is heritage-affected. The two frequently cancel each other out, so confirm both before assuming any development potential.
