Before You Sign
Do the smart work before you commit.
Our 24-hour contract review and plain English guidance help you buy with confidence.
Step 1 - Know your true budget
Start strong. Get your loan pre-approval in writing and calculate your total cost of ownership, stamp duty, transfer fees, legal, inspections, moving, upgrades. Check comparable sales, clearance rates, and local development plans so you’re bidding with facts, not guesswork.
Step 2 - Get legal help early
Engage a property lawyer now, we are here to be your trusted partner.
Our 24-hour review spots hidden risks like:
Easements and restrictive covenants
Planning schemes and overlays
Owners Corporation red flags
Recent building works or permits
Clauses, finance, cooling-off and special conditions
We translate the fine print into plain English so you can act decisively.
Step 3 - Understand the property’s true condition
Order independent building and pest reports for houses. Vendor reports are a good start, but remember, you buy the property as is. A second opinion could save thousands.
Step 4 - Don’t forget the basics
Inspect for what contracts can’t tell you: Noise, parking, traffic flow, neighbourhood character, past land use, and your future plans for extensions or subdivision.
Step 5 - Check title & zoning fit
Confirm that the land matches your plans:
Title free from unwanted easements or covenants
Overlays (Heritage, Bushfire, Flood)
Owners Corporation health (special levies, disputes, or major works ahead)
Auction reality
No "cooling off". No "subject to finance". No second chances.
Get your contract reviewed before auction day so you can bid with confidence, not hope.
Already Signed
You’ve committed, now protect your position.
Use this checklist to glide to settlement with clarity and confidence.
Top FAQs after signing
When should I arrange building insurance?
Immediately after signing. Most lenders require it, and it protects you further if damage occurs before settlement.
Am I entitled to a final inspection?
Yes — once within 7 days before settlement. Check appliances, inclusions, and ensure no new damage. Coordinate with the agent.
What if the property is damaged before settlement?
The seller must maintain the property’s condition (fair wear and tear excepted). Notify us right away — compensation may apply, but settlement usually proceeds.
What if settlement is delayed?
If you delay, penalty interest and costs may apply; if the vendor delays, we protect your rights. Risks can be serious (loss of deposit). Staying proactive avoids most issues.
Who handles new notices or rates?
After signing, most notices pass to the buyer — but tell us if something seems off or undisclosed so we can investigate.
Does Owners Corporation insurance cover my apartment?
Only the building and shared areas not for damage or liability within your lot. Consider contents and upgrades cover as well as internal liability for injury.
How do I pay the balance at settlement?
We’ll provide a final statement and coordinate your digital settlement through PEXA. Ensure funds are ready 24–48 hours before settlement.
When do I get the keys?
Once settlement is confirmed, we notify the agent to release them to you.
Can I access the property early?
Only if a written licence agreement is in place. Always obtain written approval before entering the property.
