About Footscray
Footscray Market and the Nicholson Street mall anchor a shopping strip built around Vietnamese and East African traders. Footscray station is a major interchange, carrying the Werribee, Williamstown and Sunbury lines and now the Metro Tunnel network. Victoria University's Footscray Park campus and the Joseph Road apartment precinct sit on the Maribyrnong River.
What the market here means for your contract
At the 2021 Census, Footscray had 7,370 occupied private dwellings. Flats or apartments made up 52.3%, separate houses 31.5%, and semi-detached homes and townhouses 15.3%. No other suburb in the west has an apartment majority.
That changes the shape of a Footscray transaction. The building's records matter as much as the title, and the questions shift to levies, sinking funds, defect history, cladding rectification and what the owners corporation has resolved but not yet paid for.

After the October 2022 flood, an independent review panel led by Judge Tony Pagone AM reported in May 2024 and made fifteen recommendations, all accepted by Melbourne Water. Melbourne Water released a new lower Maribyrnong River flood model in April 2024, mapping flood extent under both current-day conditions and a year 2100 climate scenario. If a property was assessed against older mapping, that assessment may no longer reflect the position.
Flood mapping is still being rewritten
Melbourne Water is updating flood information across Greater Melbourne with councils, reviewing its models every five years and completing full updates every ten, with earlier reviews triggered by major flood events. A Footscray property outside flood mapping today can fall inside it after the next update. Obtain flood level information from Melbourne Water for the specific property, and raise insurance availability and premium loading with your insurer before you sign.
Owners corporation due diligence on apartments
With more than half of Footscray homes being apartments, the owners corporation certificate is the most important document in the section 32. Read it for special levies, the maintenance fund balance, and any building defect or cladding rectification work that has been resolved, quoted or litigated. A levy struck before settlement can follow the property to you.
Off-the-plan contracts and sunset dates
Footscray's apartment supply means a good share of purchases are off the plan. Check the sunset date, what happens if the developer misses it, and the vendor's rescission rights under the Sale of Land Act 1962. Also check what the contract lets the developer change between signing and completion, because finishes, layouts and lot boundaries are not always fixed.
Apartment sites on former industrial land
Much of Footscray's apartment stock has been built on the old inner-west industrial belt. Where land carried a factory, works or rail use, contamination has to be dealt with before a residential use is assumed. On an off-the-plan purchase, ask whether that work is finished or still sitting as a condition of the permit, because an unresolved condition is a delivery risk to you.
