About West Melbourne

North Melbourne railway station is actually in West Melbourne, on Ireland Street, and anchors the Station precinct. Queen Victoria Market sits on the north-eastern boundary and Flagstaff Gardens on the south-eastern, with Spencer, King and Dudley Streets carrying traffic between the CityLink and Bolte Bridge approaches and the CBD. Festival Hall is still on Dudley Street. West of the residential grid the suburb becomes Dynon rail yards and the port.

Parking maximums mean many apartments have none

A Parking Overlay applies maximum parking rates through West Melbourne, set at 0.3 spaces per dwelling. Many newer apartments have no car space at all, or one that is a separate lot or an exclusive-use allocation rather than part of the apartment title. Confirm on the plan of subdivision exactly what is included, because it changes both what you should be paying and how the property resells.

Structure plan controls limit redevelopment

Special Use Zone provisions apply across five West Melbourne precincts, being Flagstaff, Spencer, Adderley, Station and Historic Hilltop, with mandatory floor area ratios, minimum non-accommodation floorspace, and an affordable housing contribution in three of them. If you are buying with any development intention, identify the precinct and the applicable ratio, and check whether an affordable housing obligation has already been secured by a section 173 agreement on the title.

Freight, port and industrial interface

The western part of the suburb is Dynon rail yards, Swanson and Appleton Docks and, beyond them, the Coode Island petrochemical facility. Properties on that edge live with heavy vehicle movements on Dynon and Footscray Roads, round-the-clock rail freight noise, and proximity to major hazard facilities. It affects amenity, and in some cases it affects insurance. Worth understanding before you bid, not after.
