About Wollert
Epping Road runs up the western side and Craigieburn Road East along the south, with Boundary Road on the east and the reserved E6 corridor beyond it. There is no station; buses run to Epping on the Mernda line and to Craigieburn. Aurora's town centre and the Galada Community Centre serve the older southern estates, Curly Sedge Creek marks the western edge, and Yarra Valley Water's Aurora Treatment Plant and the Wollert Landfill on Bridge Inn Road are both inside the suburb.
What the market here means for your contract
At the 2021 Census, 87.9% of Wollert's occupied dwellings were separate houses, 9.9% were townhouses and 1.9% were flats or apartments. The population was 24,407 with a median age of 30, and 62.6% of homes were owned with a mortgage. Council's own snapshot puts the suburb on a path to 59,000 residents by 2040.
The practical effect is that nearly every Wollert transaction is estate land under one of two regimes: the Aurora development plan in the south, where work began in 2005, or the Wollert Precinct Structure Plan approved in 2017. Each has its own contributions plan, and the estate guidelines are registered on title as a memorandum of common provisions or a covenant.

The landfill and quarry buffer
Urban Growth Zone Schedule 5 maps a Wollert Landfill and Quarry Buffer around 55 and 90 Bridge Inn Road. Inside it, an application for accommodation, childcare, a school or open space must demonstrate compliance with EPA landfill guidelines, and works near the quarry are referred under the Mineral Resources (Sustainable Development) Act 1990. The landfill accepts putrescible waste and asbestos and is operating. Land on the eastern side of the precinct is the exposure; check the buffer on the planning certificate.
A levy the home builder pays
Development Contributions Plan Overlay Schedule 16 applies the Wollert Development Contributions Plan. The development infrastructure levy is the developer's, paid at subdivision. The community infrastructure levy is payable per dwelling before the building permit issues, by whoever builds. The City of Whittlesea indexes the rates each year. On a vacant lot or a split contract, budget for it and confirm it has not already been paid.
Purple pipe and a 30-month build
Aurora's home design guidelines are registered by a memorandum of common provisions on every lot outside group housing. They require Class A recycled water plumbing, a build start within 18 months and completion within 30 months of settlement, and front landscaping within six months of the occupancy certificate. Rathdowne runs its guidelines through a restrictive covenant on the plan of subdivision, with minimum floor areas by lot size. Both bind resale buyers.
Section 173 agreements beside the reserves
Schedule 5 requires section 173 agreements for heritage items such as dry stone walls, for the six local conservation reserves, and for land management co-operatives. Lots abutting a reserve or the Curly Sedge Creek conservation area can carry one, with a no-build buffer and management obligations that run with the land. Read the agreement itself, not the summary of it.
Reserved, proposed, not built
The 2017 precinct plan reserved a rail corridor to a proposed Wollert station. The government's corridor study, begun in September 2024, was still incomplete on 3 December 2025. Amendment C291wsea proposes a Public Acquisition Overlay over Lots 70 and 80 Boundary Road for the Boundary Road and Andrew Road intersection; it was exhibited in May and June 2026 and is not approved. If you are buying near either, check the planning certificate for a PAO.

Which council is Wollert in?
City of Whittlesea. The suburb sits in the Whittlesea Planning Scheme, with the Wollert Precinct Structure Plan (approved February 2017) covering the northern estates and the earlier Aurora development plan covering the south. Craigieburn, across Merri Creek to the west, is Hume.
Does Wollert have a train station?
No. The nearest are Epping on the Mernda line, reached by buses 356, 357 and 358, and Craigieburn, reached by route 390. A rail corridor to a future Wollert station has been reserved in the precinct plan since 2017, but as at 3 December 2025 the government's corridor study had not been completed and there is no construction commitment.
Is there a tip near Wollert?
Yes. Wollert Landfill at 55 Bridge Inn Road, operated by Heidelberg Materials under EPA licence ES12309, is an operating putrescible landfill that also accepts asbestos. Urban Growth Zone Schedule 5 maps a landfill and quarry buffer around it and the adjoining quarry, and applications for dwellings inside the buffer must show compliance with EPA landfill guidelines.
