About Sunbury

Macedon Street is the main street, and Sunbury station on Brook Street opened in 1859, was electrified in 2012 and has been the terminus of the metropolitan Sunbury line since November that year. Sunbury Square trades off Evans Street. Jacksons Creek runs through the middle of town with Blind Creek joining it, and Emu Creek marks the eastern edge of both precinct plans. The Sunbury Road upgrade between Powlett Street and Bulla-Diggers Rest Road, including a new bridge over Jacksons Creek, was completed in February 2024, and the council is still asking for the single-lane Bulla to airport section to be duplicated.

What the market here means for your contract

At the 2021 Census, 88.5% of Sunbury's occupied dwellings were separate houses, 4.1% were townhouses and 7.3% were flats or apartments. The population was 38,851 with a median age of 38, and 30.8% of homes were owned outright, which is the profile of a town built long before the growth corridor reached it.

The practical effect is that two unrelated Section 32s carry the same postcode. In the township you are reading a Heritage Overlay, an older subdivision and creek flood mapping. In Redstone, Kingsfield or Rosenthal you are reading an Urban Growth Zone schedule, an infrastructure contributions plan and a memorandum of common provisions with a build clock on it.

Which side of Jacksons Creek

The Sunbury South Precinct Structure Plan, about 1,798 hectares to the south-east, was gazetted on 17 January 2019 under Amendment C207. Lancefield Road, about 1,095 hectares to the north-east, was gazetted the same day under Amendment C208. Both were amended by C261hume on 6 June 2022. The township and the 1970s to 1990s suburbs west of the creek sit outside both. Everything else on this page depends on which of the two the planning certificate names.

The levy on precinct land

Land in Sunbury South and Lancefield Road sits under the Sunbury South and Lancefield Road Infrastructure Contributions Plan, gazetted on 6 June 2022 under Amendment C243hume, replacing an interim plan from December 2019. Hume collects it and indexes it annually. On a titled lot the developer has usually paid at subdivision, but on a house-and-land package or an unregistered lot both the timing and the payer need confirming in writing.

Estate design panels and build clocks

Redstone's guidelines record building envelopes and setbacks in a memorandum of common provisions and require Design Assessment Panel approval before a building permit, with the house completed within 12 months of starting and minimum floor areas set by lot size. Kingsfield's guidelines, dated February 2026, sit in the plan of subdivision and the contract of sale, and require driveways and fencing within 30 days of the occupancy permit and landscaping within six months. A resale buyer inherits them.

Heritage that needs two permits

Rupertswood at 3 to 5 Macedon Street, the former Sunbury Mental Hospital campus on The Avenue, The Heights and the Jacksons Hill streets, and the Sunbury Rings cultural landscape between Rupertswood and Emu Bottom are all on the Victorian Heritage Register. Works on registered land need a permit under the Heritage Act 2017 as well as under the planning scheme, and greenfield precinct land generally carries cultural heritage management plan obligations. Check the register and the planning certificate before pricing any change to a building.

Creek flooding and the landfill to the east

The Victoria State Emergency Service's Hume flood guide lists Aldridge Drive, Heysen Drive, Macedon Street, Powlett Street, Racecourse Road, Ramsay Court and Reservoir Road among properties that can be affected in a one per cent flood on Jacksons and Blind Creeks. Separately, the Hi-Quality landfill at 600 Sunbury Road, Bulla sits immediately west of Emu Creek at the eastern margin of the Sunbury South amendment area, where the authority's own 2017 expert advice recommended a landfill gas buffer of roughly 200 to 315 metres, inside which buildings need vapour barriers and ventilation layers. Check the flood overlays and any buffer on the certificate.

Common questions

Which council is Sunbury in?

Hume City Council. Sunbury sits wholly in the City of Hume and the Hume Planning Scheme, bordering Macedon Ranges Shire to the north and west and the City of Melton to the south. The Sunbury South and Lancefield Road precinct structure plans, published by the Victorian Planning Authority, set the framework for the estates on the eastern side of Jacksons Creek.

Does Sunbury have a train station?

Yes. Sunbury station on Brook Street opened in 1859 and has been the terminus of the metropolitan Sunbury line since November 2012, with V/Line Bendigo services also stopping. It sits in myki zone 2. The Sunbury Line Upgrade, which added power, stabling and longer platforms to prepare the line for the Metro Tunnel, was completed in July 2023.

Does GAIC apply when I buy a house in Sunbury?

Hume is one of the seven Growth Areas Infrastructure Contribution municipalities, so it can apply to precinct land on the eastern side of Jacksons Creek. It does not reach the established township. On a titled estate lot the developer has usually dealt with it at subdivision, but a recording can remain on a parent title, so check the title search and ask for the State Revenue Office certificate.
