What a Melbourne Section 32 usually contains
The Section 32 Vendor Statement is the seller's disclosure about the property. In metropolitan Melbourne it usually includes council and water charges, planning information and, for apartments and many townhouses, owners corporation details.
It can show:

- mortgages, caveats and other registered interests
- easements, covenants and restrictions
- the planning zone and any overlays
- owners corporation fees, levies and rules
- council rates, water charges and other outgoings
- building permits issued in the last seven years
