Conveyancing in Stanmore.
Inner West Council's statement for the Kingston South conservation area describes Deposited Plan 1, the December 1863 subdivision between the railway and Stanmore Road, as the first subdivision made under the Torrens title system.
The statement says some lots in that plan have never been resubdivided, so a title search in this part of Stanmore can still lead back to DP 1. North of the railway, three more conservation areas cover estates laid out between the 1880s and the First World War. And since 28 February 2025, Stanmore station has been one of the stations where the State's low and mid rise housing rules apply.
Prepared reviews your contract for sale and the documents prescribed to be attached to it against what Stanmore actually raises. Which conservation area the house sits in and what the council's statement protects. What the title and plan show for an old subdivision. Whether the address is within walking distance of the station for the housing reforms, and what is proposed nearby. Which creek it drains to. You get answers you can act on before the cooling off period runs out.

About Stanmore
Stanmore runs south from Parramatta Road across the railway towards Stanmore Road, with Crystal Street on its western side north of the line. Stanmore station, on Trafalgar Street and Douglas Street, opened in 1878 and its present buildings date from 1885; it is State Heritage Register item 01251, gazetted 2 April 1999, and a Transport Access Program upgrade added two lifts, completed in 2023. Percival Road has the shops near the station, and Weekley Park is the largest of its parks.
The NSW Aboriginal Education Consultative Group office and records at 37 Cavendish Street, built in 1887 and 1888, were added to the State Heritage Register as item 01964 on 19 January 2018. The sewer vent and cottage at 125 Corunna Road are item 01635, gazetted 15 November 2002. Stanmore House, despite the name, is on Enmore Road in Enmore.
What the market here means for your contract
At the 2021 Census, Stanmore had 7,619 residents in 3,595 private dwellings. Semi-detached, row or terrace houses and townhouses made up 40.2% of occupied private dwellings, flats or apartments 38.4% and separate houses 18.8%. Of occupied dwellings, 45.1% were rented, 29.4% owned with a mortgage and 23.3% owned outright, and three bedroom homes were the largest group at 32.2%.
The practical effect is that a Stanmore file is usually either a terrace or house in a heritage conservation area, or an apartment with strata records to read. For the houses, the plan behind the title, the conservation area controls, the flood information and what the housing reforms allow next door matter as much as the contract.
Before you sign
In New South Wales you get 5 business days to cool off on an established home, 10 for off the plan, and none at all at auction. If you agree to waive the cooling off period and provide a 66W Certificate then no cooling off applies as well.
That is the whole window. If the property is going to auction, the review has to happen before you raise your hand, and it costs you nothing to have it done. There is no reason to be the person who finds out afterwards.

What we check in Stanmore
Deposited Plan 1 from 1863
Inner West Council's statement for the Kingston South heritage conservation area, C89, covering land between the railway and Stanmore Road from Holt Street to Liberty Street, describes it as part of Holt, Smart and Mort's subdivision of South Kingston of December 1863, Deposited Plan 1, the first subdivision made under the Torrens title system. The statement says some of the original lots have never been resubdivided. A plan that old can leave questions about rights of way, lanes and boundaries that a modern subdivision would not, so we read the title, the plan and any easements with that history in mind.
Three conservation areas north of the railway
North of the railway, Inner West Council's statements cover the Annandale Farm conservation area, C87, the core of George Johnston's 1793 grant, subdivided between 1884 and 1906; Kingston West, C90, the West Kingston Estate subdivisions of 1887 and 1893 between Salisbury Road and the railway; and Cardigan Street, C88. Planning panel reports cite C87 and C90 in Schedule 5 of Inner West LEP 2022. The C87 statement names painting or rendering original face brick as a major threat and iron palisade fences as a unifying feature, so works that look minor elsewhere can need care here. We check the conservation area on the certificate and what its statement says before you plan works.
Stanmore station and the housing reforms
Stanmore station has been a nominated station under the State's low and mid rise housing reforms since 28 February 2025, when State Environmental Planning Policy (Housing) Amendment (Low and Mid Rise Housing) 2025 commenced. The area is measured as 800 metres walking distance from a public entrance to the station. Heritage items are excluded, but heritage conservation areas are not on the list of exclusions. Stanmore is not one of the transport oriented development stations. If you are buying within walking distance of the station, we explain what the rules may let a neighbour build.
Housing proposals not yet law
Council's Our Fairer Future Plan 1 is with the Department as planning proposal PP-2026-2355, under assessment since 16 October 2026 and not in force. A draft Plan 2, exhibited from 16 September to 28 October 2026, covers parts of Stanmore and proposes more shop top housing on Percival Road and rezoning south of the railway. Separately, the State's Parramatta Road corridor rezoning, announced on 14 September 2025, was due for exhibition in late 2026. None of these was law when we checked in November 2026; we tell you what is proposed near the address and when it could change.
Whites Creek or Johnstons Creek
Inner West Council places Stanmore west of Percival Road in the Whites Creek catchment and east of Percival Road in the Johnstons Creek catchment. The Whites Creek and Johnstons Creek flood risk management study and plan of 9 August 2024 names hotspots around Parramatta Road, Bridge Road and Cardigan Street, Salisbury Road near Stafford Street, Cardigan Street between Salisbury Road and Railway Avenue, and Liberty Street, Bedford Street and Railway Avenue. The council issues flood certificates under section 733 of the Local Government Act 1993. We ask for one with the section 10.7 certificate.

How we help in Stanmore
Contract for sale reviews
Before you sign anything, we review the contract for sale and explain the terms, special conditions and risks that could affect your purchase.
Prescribed documents and the 10.7 certificate
The documents attached to the contract carry the section 10.7 planning certificate, the title and plan, the sewerage diagram, easements and restrictions, and for strata the scheme documents and by-laws. We explain what they mean and flag anything that deserves a closer look.
Property conveyancing
Buying or selling, we manage the legal transfer of ownership, prepare the documents and coordinate every party through to settlement.
Settlement and statement of adjustments
We prepare and check settlement figures, including council rates, water rates, strata levies and other adjustments, so nothing is wrong on the day.
Electronic settlement
Land dealings in New South Wales must be lodged electronically, and certificates of title were cancelled in October 2021. We run the whole process securely and keep you informed at each step.
Strata due diligence
Buying an apartment or townhouse means buying into a strata scheme. We review the section 184 certificate, the records, financial statements, by-laws, the capital works fund, maintenance obligations and any known issues.
Easements, covenants and title restrictions
We explain everything affecting the title, including easements, restrictions on the use of land and positive covenants created by a section 88B instrument, caveats, mortgages and other registered interests that could limit what you do with the property.
Transfer duty and land tax clearance
We calculate your duty, prepare the documents and lodge everything with Revenue NSW, and we obtain the land tax clearance certificate so an unpaid charge on the land does not follow you.

What it costs
Nothing to have it read. One price if you go ahead.

Contract review
No obligation, as many properties as you need for your first 90 days, then $49 a review. Back in 4 business hours.
Full conveyancing, buying
Incl. GST, fixed. Contract through to PEXA settlement, adjustments and duty lodgement.
Selling, and it does not sell
Professional fees only, plus the cost of any searches already ordered. You are not billed for a settlement that never happened.
Government charges, searches and transfer duty are payable in addition and are set by the State, not by us. We tell you the total before you instruct.
Common questions
Is Stanmore in a heritage conservation area?
Much of it is. Inner West Council's statements cover Annandale Farm, C87, Kingston West, C90, and Cardigan Street, C88, north of the railway, and Kingston South, C89, south of it, although the council says its numbering is still being aligned with Inner West LEP 2022. A conservation area is not the same as a heritage item listing, and both are applied by map, so check the section 10.7 certificate for the address.
Can a neighbour build townhouses near Stanmore station?
Possibly. Stanmore station has been a nominated station under the State's low and mid rise housing reforms since 28 February 2025, and heritage conservation areas are not excluded, although heritage items are. Whether a particular site qualifies depends on walking distance from the station and the other controls, and any proposal still needs approval.
Does Stanmore flood?
Some streets can. Council places the suburb west of Percival Road in the Whites Creek catchment and east of it in Johnstons Creek, and its 2024 flood risk management study names hotspots around Parramatta Road, Bridge Road, Cardigan Street and Salisbury Road. Order a council flood certificate under section 733 of the Local Government Act 1993 with the planning certificate.
