Inner Sydney
Conveyancing in Enmore.
Enmore Road was the first special entertainment precinct in New South Wales, Inner West Council says, and since 8 December 2023 it has been a permanent one under Inner West LEP 2022.
It began as a trial from 1 September to 30 November 2022 under section 202 of the Local Government Act 1993, and was extended in July 2025 to take in the Warren View Hotel. Inside the precinct, sound criteria in the council's management plan replace the usual offensive noise provisions, and the Marrickville DCP 2011 requires sound insulation in new homes in the areas around it. For a buyer, that is a planning fact about the street, not just its character.
Prepared reviews your contract for sale and the documents prescribed to be attached to it against what Enmore actually raises. Whether the address is in or beside the entertainment precinct and what that means for noise. Which heritage conservation area the house sits in. Which side of Enmore Road it drains to, and what the council's flood certificate shows. You get answers you can act on before the cooling off period runs out.

About Enmore
Enmore Road, the suburb's commercial strip, runs from King Street to Stanmore Road, and the council's flood maps treat Enmore as two halves, north and south of it. Edgeware Road is the main residential street. Enmore has no station of its own; Newtown and Stanmore stations are the nearest. The council lists Bugler Playground, Enmore Dog Park and Francis Street Playground among Enmore's parks, while Enmore Park itself is in Marrickville.
Stanmore House at 88 Enmore Road, despite its name, is in Enmore: it is State Heritage Register item 00662, gazetted 2 April 1999, built between about 1847 and 1855 for Mary Reibey's family. The Enmore Theatre at 118 to 132 Enmore Road is a local heritage item, listed under the former Marrickville LEP 2011 in December 2011. Amendment No 9 to Inner West LEP 2022, published on 1 November 2024, added the Duke of Enmore Hotel, the Queens Hotel and the Warren View Hotel as local items.
What the market here means for your contract
At the 2021 Census, Enmore had 3,871 residents in 1,829 private dwellings. Semi-detached, row or terrace houses and townhouses made up 46.2% of occupied private dwellings, flats or apartments 32.3% and separate houses 17.3%. Of occupied dwellings, 49.5% were rented, 29.3% owned with a mortgage and 18.9% owned outright.
The practical effect is that most Enmore files are a terrace, a house or a small apartment in a heritage conservation area, a short walk from a strip where live music has its own planning rules. The contract and the section 10.7 certificate need to be read with the precinct, the conservation area and the flood certificate in mind, and for an apartment the strata records as well.
Before you sign
In New South Wales you get 5 business days to cool off on an established home, 10 for off the plan, and none at all at auction. If you agree to waive the cooling off period and provide a 66W Certificate then no cooling off applies as well.
That is the whole window. If the property is going to auction, the review has to happen before you raise your hand, and it costs you nothing to have it done. There is no reason to be the person who finds out afterwards.

What we check in Enmore
A permanent entertainment precinct
A State planning amendment of 31 August 2022 inserted a special entertainment precinct clause into Inner West LEP 2022, establishing the Enmore Road precinct under section 202 of the Local Government Act 1993 for a trial from 1 September to 30 November 2022. Amendment No 6, published on 8 December 2023, removed the end date from clause 6.32(2), and a 2025 amendment extended the precinct to the Warren View Hotel and one other property. The Department says councils must note a special entertainment precinct on planning certificates. We read what the certificate for the address says about the precinct and the map behind it.
Sound limits replace the usual rules
Inside a special entertainment precinct, the sound criteria in the council's precinct management plan replace the offensive noise provisions, and consent conditions that conflict with the plan's hours or sound rules stop having effect. Since 1 July 2024 Liquor and Gaming NSW has handled sound complaints about licensed venues. Marrickville DCP 2011 section 2.26, in force since 12 December 2023, requires sound insulation in new residential development in the mapped sound category areas. If you are buying near the strip, we check what the current management plan allows and what that means for a bedroom facing the street.
Four conservation areas
Inner West Council's heritage sheets name four conservation areas across Enmore: King Street and Enmore Road, C73, along the commercial strip; Enmore-Newtown, C71; Enmore House Estate, C53, around Metropolitan Road, Edgeware Road and Francis Street, subdivided in 1883; and Llewellyn Estate, C68, around Llewellyn Street and Juliett Street. Under Marrickville LEP 2011 the same areas had different numbers, and the council says its numbering is not yet in line with Inner West LEP 2022. We read the identifier on the certificate and the heritage map for the address, because the number in a listing may be out of date.
Enmore Road divides two catchments
Inner West Council puts Enmore north of Enmore Road in the Johnstons Creek catchment, which drains towards the harbour and is shared with the City of Sydney, and Enmore south of Enmore Road in the Eastern Channel East catchment, which drains to the Cooks River. The Johnstons Creek and Whites Creek flood study is marked final and adopted, and Eastern Channel East has its own flood study. The council issues flood certificates under section 733 of the Local Government Act 1993 showing 1% annual exceedance probability and probable maximum flood levels. We ask for one alongside the section 10.7 certificate, rather than assuming a property is clear.
Housing plans not yet in force
Inner West Council adopted Our Fairer Future Plan 1, its housing plan, on 30 September 2025, and it is with the Department for assessment; the council warns that its map should not be relied on until the Department decides. A draft Plan 2 was exhibited until 28 October 2026. The State's transport oriented development controls in the Inner West apply at Ashfield, Croydon, Dulwich Hill and Marrickville, not at Newtown or Stanmore. Whether the State's low and mid rise housing rules reach a particular Enmore street depends on walking distance from a nominated station or town centre, so we check the address rather than assume.

How we help in Enmore
Contract for sale reviews
Before you sign anything, we review the contract for sale and explain the terms, special conditions and risks that could affect your purchase.
Prescribed documents and the 10.7 certificate
The documents attached to the contract carry the section 10.7 planning certificate, the title and plan, the sewerage diagram, easements and restrictions, and for strata the scheme documents and by-laws. We explain what they mean and flag anything that deserves a closer look.
Property conveyancing
Buying or selling, we manage the legal transfer of ownership, prepare the documents and coordinate every party through to settlement.
Settlement and statement of adjustments
We prepare and check settlement figures, including council rates, water rates, strata levies and other adjustments, so nothing is wrong on the day.
Electronic settlement
Land dealings in New South Wales must be lodged electronically, and certificates of title were cancelled in October 2021. We run the whole process securely and keep you informed at each step.
Strata due diligence
Buying an apartment or townhouse means buying into a strata scheme. We review the section 184 certificate, the records, financial statements, by-laws, the capital works fund, maintenance obligations and any known issues.
Easements, covenants and title restrictions
We explain everything affecting the title, including easements, restrictions on the use of land and positive covenants created by a section 88B instrument, caveats, mortgages and other registered interests that could limit what you do with the property.
Transfer duty and land tax clearance
We calculate your duty, prepare the documents and lodge everything with Revenue NSW, and we obtain the land tax clearance certificate so an unpaid charge on the land does not follow you.

Expertise
Your contract is reviewed by experienced Australian property lawyers who understand the local property market. Fixed fee
One price for the conveyancing, published before you commit. No hourly billing, no surprises on the invoice, and no charge at all for the review that got you there.
What it costs
Nothing to have it read. One price if you go ahead.
Most conveyancers charge for a review, or ask you to request a quote before they will tell you anything at all. Here is the whole thing, so you can compare without making a phone call.
Contract review
No obligation, as many properties as you need for your first 90 days, then $49 a review. Back in 4 business hours.
Full conveyancing, buying
Incl. GST, fixed. Contract through to PEXA settlement, adjustments and duty lodgement.
Selling, and it does not sell
Professional fees only, plus the cost of any searches already ordered. You are not billed for a settlement that never happened.
Government charges, searches and transfer duty are payable in addition and are set by the State, not by us. We tell you the total before you instruct.
Common questions
Is my Enmore property in the entertainment precinct?
The Enmore Road special entertainment precinct covers the commercial strip mapped under clause 6.32 of Inner West LEP 2022, and the Department says councils must note a precinct on planning certificates. Homes beside the strip can be affected through the precinct's sound rules and the sound insulation requirements for new homes in Marrickville DCP 2011. The section 10.7 certificate and the precinct map for the address are the place to check.
Is Enmore flood prone?
Parts of it can be, and Enmore Road is the dividing line between two catchments: Johnstons Creek to the north and Eastern Channel East to the south. Inner West Council issues flood certificates under section 733 of the Local Government Act 1993 showing flood levels for a property. Order one with the section 10.7 certificate rather than assuming an address is clear.
Which council is Enmore in?
Enmore is in the Inner West Council area and is governed by Inner West Local Environmental Plan 2022, which replaced Marrickville LEP 2011 when it was published on 12 August 2022. The Marrickville DCP 2011 still sets many of the detailed controls. Inner West Council issues the section 10.7 certificate for an Enmore address.
