What our clients say
My wife and I engaged Lindel to handle the Legal component of our property sale. We found her to be extremely competent, professional, and a delight to work with. She made what can be a stressful time, a smooth and seamless experience. We would have no hesitation in recommending her to our friends.
Peter T, Mt. Martha
Lindel did the conveyancing for our first home with settlement scheduled one week before our first baby was due. Despite the time pressure and high stakes, the entire process was incredibly smooth and seamless. Lindel was highly professional, trustworthy, and communicated clearly every step of the way. She made what could have been a very stressful time feel completely under control. The quality of service we received was outstanding, and we felt genuinely supported throughout the entire process. We wouldn’t hesitate to recommend her to anyone needing reliable, high-quality conveyancing support.
Candice G, Corinella
I used Lindel as my conveyancer when I purchased a property in Frankston. She provided outstanding support throughout the process. She reviewed the Section 32 with great care and clearly explained all the important details. Her knowledge of property conveyancing and contract review made everything straightforward and stress-free. The settlement went through smoothly, and I would gladly use her conveyancing services again or recommend her to anyone buying or selling a property.
Jodie C, Frankston
I was so impressed by Lindel’s attention to detail and efficiency throughout the entire process. My case was particularly difficult but she anticipated potential issues before they arose and kept everything running on track. Her positive attitude and clear communication made a world of difference. I wouldn’t hesitate to work with them again and highly recommend their services.

How we help in Sydney
Contract of Sale Reviews - Before you sign or exchange, we'll review the Contract of Sale and explain the important legal terms, special conditions and risks that could affect your purchase.
Contract Disclosure Documents - In NSW, the vendor attaches key documents to the Contract of Sale, including the title search, planning certificate, drainage diagram and any easements or covenants. We'll explain what they mean and highlight anything that deserves closer attention.
Property Conveyancing - Whether you're buying or selling property in Sydney, we manage the legal transfer of ownership, prepare the required documents and coordinate with all parties through to settlement.
NSW Property Law Advice - Property transactions in New South Wales have their own legislation and processes. Our NSW team helps buyers and sellers understand their rights and obligations.
Settlement & Adjustments - We prepare and review settlement figures, including council rates, water rates, strata levies and other adjustments, ensuring everything is accurate before settlement.
Electronic Settlement (PEXA) - NSW property settlements are completed electronically through PEXA. We coordinate the entire settlement process securely and efficiently.
Strata Properties (Owners Corporation) - If you're buying an apartment, townhouse or unit, we'll review the strata information, levies, by-laws, capital works fund and any known building issues.
Easements, Covenants & Title Restrictions - We'll explain anything affecting the property's title, including easements, restrictive and positive covenants, caveats, mortgages and other registered interests that may affect future use.
Special Conditions & Contract Drafting - Not all Contracts of Sale are standard. We review and draft special conditions, ensuring they accurately protect your interests and reflect the agreed terms.
Cooling-Off Rights - Most private residential purchases in NSW come with a five-business-day cooling-off period, but it doesn't apply at auction and can be waived with a section 66W certificate. We'll explain your rights, deadlines and costs before you commit.
Vacant Possession & Tenanted Properties - Buying an investment property or expecting vacant possession? We'll explain your rights and obligations, including lease agreements, notice requirements and settlement conditions.
Transfer Duty - We calculate your transfer duty (stamp duty), check whether first home buyer concessions may apply, and arrange assessment and payment with Revenue NSW.
GST & GST Withholding - For new homes and some property transactions, GST withholding rules may apply. We'll explain your obligations and ensure the correct amounts are paid.
Foreign Resident Capital Gains Withholding (FRCGW) - Where applicable, we'll assist with Foreign Resident Capital Gains Withholding requirements and the documentation needed for settlement.
Deposits & Deposit Bonds - We can advise on deposit requirements, deposit bonds, guarantees and how deposits are managed throughout the transaction.
Early Occupation & Licence Agreements - If a buyer wishes to move in before settlement or a seller remains after settlement, we can prepare licence agreements that clearly define everyone's rights and responsibilities.
SMSF Property Purchases - Buying property through a Self-Managed Super Fund requires additional legal and compliance considerations. We work alongside your accountant and financial adviser to ensure the transaction proceeds correctly.
FAQs
-
When should I order a review?
As soon as you find a property you’re serious about. The most valuable advice happens before you sign anything.
-
How fast is the turnaround?
Within 4 business hours, or the same business day if you send it before 2pm. If we can’t meet that, we’ll tell you straight away.
-
How much is it?
It’s free for your first 90 days, with unlimited reviews in that time. After that it’s $49 a review. Off-the-plan contracts aren’t included in the free review.
-
Can I rely on the cooling-off period instead?
Risky. In NSW, cooling-off doesn’t apply to auction purchases, can be waived by a section 66W certificate, and pulling out during it usually costs 0.25% of the price. Reviewing before you exchange avoids those surprises.
-
What happens if you find an issue?
You stay in control. You can:
• Walk away and avoid a costly mistake.
• Negotiate a better price.
• Ask the seller to fix it or add a condition.
• Proceed with full knowledge - no surprises.
