Conveyancing in Darlington.
From 1960 the State allowed the University of Sydney to acquire a 36 acre area of Darlington, and by 1976 about 650 houses had been demolished for the campus.
Much of the suburb is now zoned SP2 Infrastructure (Educational Establishment) under Sydney LEP 2012, while the housing that survived is mostly terraces and semi-detached houses. Consequently, a Darlington purchase is often a terrace in one of three heritage conservation areas, Golden Grove, Darlington or Darling Nursery Estate, with a university as its neighbour.
Prepared reviews your contract for sale and the documents prescribed to be attached to it against what Darlington actually raises. Which conservation area the section 10.7 certificate reports, and how the council grades the building. Whether the terrace is a strata lot or land on its own title, and what the sewer service diagram shows about private pipes. What the university next door has approval to build. Whether a lease runs past your settlement date. You get answers you can act on before the cooling off period runs out.

About Darlington
The Dictionary of Sydney describes Darlington as bounded by City Road and Cleveland Street to the north, Abercrombie Street to the east, the Eveleigh railway yards to the south and Golden Grove Street to the west. The Sydney Development Control Plan 2012 splits it between two locality statements: 2.3.2 Darlington and West Redfern, and 2.3.5 University of Sydney and Royal Prince Alfred Hospital. Rose and Ivy Streets recall Thomas Shepherd's Darling Nursery, established on an 1827 grant and named for Governor Darling, and Vine Street recalls his vineyard experiments. The last of the nursery land was subdivided in 1883.
When residents south of Cleveland Street asked to join the City of Sydney in 1864 they were refused, so Darlington formed its own municipality. It had a town hall in Darlington Road by 1878 and was amalgamated with the City in 1948. The Eveleigh railway workshops, opened in 1882, supplied much of the local work. The university's first major building here, the first stage of the Architecture building on City Road, opened in 1959, and in 1975 the federal government told the university to halt its expansion.
What the market here means for your contract
At the 2021 Census, Darlington had 2,597 residents and 1,088 private dwellings, with an average household size of 2.3 people. Of the 820 occupied private dwellings, 76.1% were semi-detached, row or terrace houses or townhouses, 19.1% were flats or apartments and 3.8% were separate houses. 59.0% were rented, 20.7% owned with a mortgage and 17.2% owned outright.
The practical effect is that a Darlington file is often a terrace rather than an apartment, and often an older one in a heritage conservation area. The questions that matter usually sit in the title search, the section 10.7 certificate and the sewer service diagram, and, where the terrace is a strata lot, in the section 184 certificate and the strata records. With well over half the dwellings rented, many purchases also come with a tenant, and the lease deserves as much attention as the contract.
Before you sign
In New South Wales you get 5 business days to cool off on an established home, 10 for off the plan, and none at all at auction. If you agree to waive the cooling off period and provide a 66W Certificate then no cooling off applies as well.
That is the whole window. If the property is going to auction, the review has to happen before you raise your hand, and it costs you nothing to have it done. There is no reason to be the person who finds out afterwards.

What we check in Darlington
Three conservation areas in one small suburb
NSW planning data shows Darlington takes in parts of three heritage conservation areas under Sydney Local Environmental Plan 2012: Golden Grove (C18), Darlington (C19) and Darling Nursery Estate (C10), the last named for Thomas Shepherd's 1820s nursery. The council's building contributions map shows how a building in a conservation area contributes to the area's character, which matters if you plan to extend or alter it. A City of Sydney Local Planning Panel report of 13 August 2025, for example, described 55 Vine Street as a contributory building in the Darling Nursery Estate area. We read which area, if any, the section 10.7 certificate reports for the address and check the contributions map rather than assuming.
University land on your doorstep
Much of Darlington is zoned SP2 Infrastructure (Educational Establishment) under Sydney LEP 2012, and the Sydney DCP 2012 treats the University of Sydney and Royal Prince Alfred Hospital as a locality of their own. Larger campus projects have been assessed by the State as State significant development: the Camperdown-Darlington campus concept proposal (SSD-6123) was approved on 16 February 2015 and has been modified since, and alterations and additions to the Darlington Road terraces and Darlington House (SSD-7539) were approved by the Minister on 29 January 2021. A section 10.7 certificate reports on the land you are buying, not on what a neighbour has approval to build. We check the NSW Major Projects register for approvals near the address.
Usually a terrace, sometimes a strata lot
At the 2021 Census, 76.1% of Darlington's occupied private dwellings were semi-detached, row or terrace houses or townhouses, and 19.1% were flats or apartments. The title search attached to the contract shows whether you are buying land in a deposited plan or a lot in a strata plan, and the documents that matter follow from that: a section 184 certificate and the strata records for a lot, the easements and restrictions registered on the title for a house. In a row of terraces the Sydney Water sewer service diagram deserves a close read, because it shows the private wastewater pipes on the property and whether private pipes cross the land.
Flooding in the Blackwattle Bay catchment
The City of Sydney places Darlington in its Blackwattle Bay floodplain catchment. The council adopted the floodplain risk management plan, the risk management study and the flood study for that catchment in May 2015, and publishes 2020 flood study volumes on the same page. In August 2025 a council planning report identified a terrace site in Vine Street as subject to flooding. Flood planning is applied by map, so for a particular property it shows up in the section 10.7 certificate and the council's flood information, not in the suburb name.
Buying a terrace with a tenant in it
At the 2021 Census, 59.0% of Darlington's occupied private dwellings were rented. Since 19 May 2025 a NSW landlord must use a specific ground to end a tenancy, including one that started before that date. If you need the property empty, the contract should require vacant possession, and a seller ending the lease on a sale ground must give the tenant supporting documents and the minimum notice for that type of agreement. Sale is not among the grounds the NSW Government lists for ending a fixed-term agreement early, so we check the lease end date against your settlement date.

How we help in Darlington
Contract for sale reviews
Before you sign anything, we review the contract for sale and explain the terms, special conditions and risks that could affect your purchase.
Prescribed documents and the 10.7 certificate
The documents attached to the contract carry the section 10.7 planning certificate, the title and plan, the sewerage diagram, easements and restrictions, and for strata the scheme documents and by-laws. We explain what they mean and flag anything that deserves a closer look.
Property conveyancing
Buying or selling, we manage the legal transfer of ownership, prepare the documents and coordinate every party through to settlement.
Settlement and statement of adjustments
We prepare and check settlement figures, including council rates, water rates, strata levies and other adjustments, so nothing is wrong on the day.
Electronic settlement
Land dealings in New South Wales must be lodged electronically, and certificates of title were cancelled in October 2021. We run the whole process securely and keep you informed at each step.
Strata due diligence
Buying an apartment or townhouse means buying into a strata scheme. We review the section 184 certificate, the records, financial statements, by-laws, the capital works fund, maintenance obligations and any known issues.
Easements, covenants and title restrictions
We explain everything affecting the title, including easements, restrictions on the use of land and positive covenants created by a section 88B instrument, caveats, mortgages and other registered interests that could limit what you do with the property.
Transfer duty and land tax clearance
We calculate your duty, prepare the documents and lodge everything with Revenue NSW, and we obtain the land tax clearance certificate so an unpaid charge on the land does not follow you.

Selling, and it does not sell
Professional fees only, plus the cost of any searches already ordered. You are not billed for a settlement that never happened.

Common questions
Which council is Darlington in?
Darlington sits within the City of Sydney local government area, and NSW Spatial Services boundary data shows no other council boundary crossing it. Residents asked to join the City in 1864 and were refused, so Darlington ran its own municipality until it was amalgamated with the City of Sydney in 1948. The council administers Sydney Local Environmental Plan 2012 and the Sydney Development Control Plan 2012, which groups the suburb with West Redfern in locality statement 2.3.2 and gives the University of Sydney its own statement at 2.3.5.
Is Darlington in a heritage conservation area?
Parts of Darlington fall within three heritage conservation areas under Sydney Local Environmental Plan 2012: Golden Grove (C18), Darlington (C19) and Darling Nursery Estate (C10). Within a conservation area the council publishes a building contributions map showing how each building contributes to the area's character. Conservation areas and heritage items are applied by map, not by suburb, so whether a particular address is affected is a question for the section 10.7 certificate and the council's maps for that address.
How long is the cooling off period when I buy in Darlington?
5 business days for an established home and 10 business days off the plan. There is no cooling off if you buy at auction, or if you agree to waive it and a section 66W certificate is provided. Before you sign, check the contract has its prescribed documents attached, including the section 10.7 planning certificate, the sewerage diagram, the title documents and, for an apartment, the strata scheme documents and by-laws. If any are missing, you can rescind the contract within 14 days of it being made.
