Inner Sydney

Conveyancing in Camperdown.

Mallett Street marks a council boundary in Camperdown. East of it, the area falls under the City of Sydney and the Sydney Local Environmental Plan 2012, including Missenden Road, Royal Prince Alfred Hospital and the University of Sydney.

West of Mallett Street, and west of Salisbury Road and Church Street further south, the terraces around Camperdown Park fall under Inner West Council. Its planning controls include the Inner West Local Environmental Plan 2022 and the former Marrickville development control plan.

Depending on which side of the boundary a property sits, its Section 10.7 certificate may reference different councils, planning controls, heritage maps and flood studies.

Prepared reviews your contract for sale and the documents prescribed to be attached to it against what Camperdown actually raises. Which council issued the planning certificate, and which plans it lists for that side of Mallett Street. Whether a terrace sits in the Camperdown Park or the Hopetoun, Roberts and Federation Streets conservation area. What the Johnstons Creek flood studies show for the address, and for an apartment, the by-laws and exclusive use rights in the strata records. You get answers you can act on before the cooling off period runs out.

About Camperdown

Camperdown runs along the south side of Parramatta Road, from the University of Sydney's corner at Parramatta and City Roads in the east to the Inner West streets around Camperdown Park in the west. Inner West Council's own planning pages also place part of Camperdown north of Parramatta Road, under the former Leichhardt controls. Missenden Road is the main street: the City's Camperdown locality statement wants it to support a centre emerging near Parramatta Road, with more retail along its length. There is no railway station. The hospital's travel guide sends patients to Newtown station, about a 15 minute walk from Royal Prince Alfred, or to the buses on Missenden Road and Parramatta Road.

Camperdown Park, bounded by Mallett, Fowler, Pidcock and Australia Streets, was once part of Robert Fowler's brickworks and pottery; the pit was filled to make the park, and the former bowling club reopened in 2016 as Camperdown Commons with an urban farm. The University of Sydney, its residential colleges and the adjoining park at Parramatta and City Roads are State Heritage Register item 01974, approved for listing in August 2018. The pavilion wards at Royal Prince Alfred Hospital on Missenden Road, built 1901 to 1904, are State Heritage Register item 00829, gazetted 2 April 1999. Camperdown Memorial Rest Park and St Stephen's Church, despite the name, sit across the boundary in Newtown.

What the market here means for your contract

At the 2021 Census, Camperdown had 9,381 residents in 4,910 private dwellings, 4,057 of them occupied, with an average of 1.9 people per household. Flats or apartments made up 73.6% of occupied private dwellings, semi-detached, row or terrace houses and townhouses 22.7%, and separate houses 3.1%. Of occupied private dwellings, 61.1% were rented, 22.9% owned with a mortgage and 14.5% owned outright. Studios and one bedroom dwellings together accounted for 41.5%.

The practical effect is that most Camperdown files are strata files, but nearly a quarter are terraces, and many of those sit in the Inner West conservation areas around Camperdown Park where the heritage controls shape what you can change later. With three in five homes rented in 2021, many contracts are sold with a tenant in place, so the lease and whether vacant possession is given need reading alongside the strata records. Which council's certificate is attached tells you which set of maps and studies to check.

Before you sign

In New South Wales you get 5 business days to cool off on an established home, 10 for off the plan, and none at all at auction. If you agree to waive the cooling off period and provide a 66W Certificate then no cooling off applies as well.

That is the whole window. If the property is going to auction, the review has to happen before you raise your hand, and it costs you nothing to have it done. There is no reason to be the person who finds out afterwards.

What we check in Camperdown

Two councils either side of Mallett Street

Inner West Council's population forecast profile describes its part of Camperdown as bounded by Parramatta Road to the north and Mallett Street, Salisbury Road and Church Street to the east; the rest of the suburb is City of Sydney. A City of Sydney certificate names Sydney Local Environmental Plan 2012 and the Sydney Development Control Plan 2012, which has a Camperdown locality statement at section 2.3.4 and a separate one for the University of Sydney and Royal Prince Alfred Hospital at section 2.3.5. An Inner West certificate names the Inner West Local Environmental Plan 2022, published 12 August 2022, and the council still applies the Marrickville Development Control Plan 2011 to Camperdown south of Parramatta Road and the Leichhardt Development Control Plan 2013 north of it. Councils must also list exhibited draft development control plans, so an Inner West certificate may name the draft consolidated plan exhibited from 13 May to 28 June 2026, which is not in force. We start by reading which council issued the certificate and every plan it lists.

Terraces in the Inner West conservation areas

Inner West Council's heritage pages list the Camperdown Park Heritage Conservation Area, numbered C32 there and C10 in older Marrickville documents, built around two storey Victorian terraces facing the park with a key period of significance of 1889 to 1910. They also list the Hopetoun, Roberts and Federation Streets Heritage Conservation Area, C33, a block of Federation cottages and terraces north of the rest park subdivided from 1900. Along Parramatta Road, Amendment No 8 to the Inner West plan, published 16 August 2024, renamed the Camperdown, Petersham and Stanmore entry the Parramatta Road Commercial Precinct Heritage Conservation Area. Outside a conservation area a house can still be treated as a period building under the Marrickville plan: a February 2025 panel report did that for a house on Australia Street, and placed it inside the 20 to 25 ANEF aircraft noise contour under clause 6.8 of the Inner West plan. Whether any of this touches an address is a question for its certificate and the council's maps.

State listed hospital and university land

East of Mallett Street the largest landholders are on the State Heritage Register: the University of Sydney, its colleges and the adjoining park as item 01974, approved for listing in August 2018, and the pavilion wards at Royal Prince Alfred Hospital as item 00829, gazetted 2 April 1999. The City's locality statement for that land, section 2.3.5 of its development control plan, says new university development next to surrounding neighbourhoods is to step down to the scale of those streets and of adjoining heritage conservation areas. The streets beside the campus carry their own local listings under Sydney Local Environmental Plan 2012, including terraces on Briggs Street listed as items I41 to I44, and York Terrace and St Andrew's Greek Orthodox Church near Brodrick and Church Streets as items I48 and I47. If you are buying beside the hospital or the campus, we check the certificate for heritage listings on and next to the land.

Johnstons Creek flooding across both councils

Johnstons Creek is a catchment the two councils share. Inner West Council lists Camperdown under it and relies on its Johnstons Creek and Whites Creek Flood Study and Flood Risk Management Study and Plan; the City of Sydney names Camperdown in its Johnstons Creek catchment, whose flood study, floodplain risk management study and plan it adopted in May 2015, and places other parts of Camperdown in its Blackwattle Bay catchment. Inner West also issues flood information giving the extent of flooding, the hazard and flood levels for the 1% annual exceedance probability event and the probable maximum flood. In November 2025 a City of Sydney panel report identified a Briggs Street site as subject to flooding in the probable maximum flood. We read the flood answer on the certificate and, where it matters, point you to the council flood information for the address.

Strata records on Parramatta and Missenden Roads

The City's Camperdown locality statement asks for active ground floors on Parramatta Road and high quality design on the gateway corners of Parramatta and Missenden Roads, and the apartment buildings along those roads show that mix in their strata records. A 2019 City of Sydney panel report on a six storey residential flat building at that corner described special by-laws giving one lot exclusive use of common property for a large illuminated advertising sign, with the owners corporation's consent to the application. In November 2025 a 54 room co-living building on Briggs Street, between Church Street and Missenden Road, was recommended for approval. We read the by-laws, any exclusive use grants and the section 184 certificate, and look at what is approved next door, because in Camperdown the neighbour is often a hospital, a college or a new mixed use block.

How we help in Camperdown

Contract for sale reviews

Before you sign anything, we review the contract for sale and explain the terms, special conditions and risks that could affect your purchase.

Prescribed documents and the 10.7 certificate

The documents attached to the contract carry the section 10.7 planning certificate, the title and plan, the sewerage diagram, easements and restrictions, and for strata the scheme documents and by-laws. We explain what they mean and flag anything that deserves a closer look.

Property conveyancing

Buying or selling, we manage the legal transfer of ownership, prepare the documents and coordinate every party through to settlement.

Settlement and statement of adjustments

We prepare and check settlement figures, including council rates, water rates, strata levies and other adjustments, so nothing is wrong on the day.

Electronic settlement

Land dealings in New South Wales must be lodged electronically, and certificates of title were cancelled in October 2021. We run the whole process securely and keep you informed at each step.

Strata due diligence

Buying an apartment or townhouse means buying into a strata scheme. We review the section 184 certificate, the records, financial statements, by-laws, the capital works fund, maintenance obligations and any known issues.

Easements, covenants and title restrictions

We explain everything affecting the title, including easements, restrictions on the use of land and positive covenants created by a section 88B instrument, caveats, mortgages and other registered interests that could limit what you do with the property.

Transfer duty and land tax clearance

We calculate your duty, prepare the documents and lodge everything with Revenue NSW, and we obtain the land tax clearance certificate so an unpaid charge on the land does not follow you.

Common questions

Which council is Camperdown in?

Camperdown is split between the City of Sydney and Inner West Council. Inner West covers the part west of Mallett Street, Salisbury Road and Church Street, around Camperdown Park and Australia Street; the City of Sydney covers the rest, including Missenden Road, Royal Prince Alfred Hospital and the University of Sydney. The section 10.7 certificate for an address comes from the council for that side and lists that council's plans, so the same postcode can carry two different sets of planning controls.

Is Camperdown in a heritage conservation area?

Parts of it are. On the Inner West side, the council lists the Camperdown Park Heritage Conservation Area and the Hopetoun, Roberts and Federation Streets Heritage Conservation Area, and a Parramatta Road Commercial Precinct Heritage Conservation Area along Parramatta Road; on the City side, the University of Sydney land and part of Royal Prince Alfred Hospital are on the State Heritage Register, and nearby streets have locally listed terraces. Conservation areas and heritage items are applied by map, so whether a particular address is affected is a question for its section 10.7 certificate and the council's maps.

Will Tech Central change the planning rules in Camperdown?

Not yet. The City of Sydney and Inner West Council are master planning a Camperdown health, education and innovation precinct within Tech Central, but preliminary consultation closed on 9 October 2023, and Inner West's project page says nothing changes until a draft master plan and then a planning proposal have been prepared and consulted on. A section 10.7 certificate lists the plans that apply and drafts that have been exhibited, so the certificate for the address is a better guide than precinct announcements.
