Conveyancing in Pyrmont.
Jacksons Landing, on the former CSR sugar refinery site at the northern end of the Pyrmont peninsula, is a community scheme.
Its apartment buildings are strata plans built on lots in community plan DP 270215, run by the Jacksons Landing Community Association under a community management statement. A contract for an apartment there should therefore carry the community plan and its management statement as well as the strata documents. One purchase, two schemes, two sets of by-laws.
Prepared reviews your contract for sale and the documents prescribed to be attached to it against what Pyrmont actually raises. Whether the lot sits inside the Jacksons Landing community scheme, and whether the community plan and its management statement are attached. What the strata certificate and the community association certificate each show. Whether the address is in the Pyrmont Heritage Conservation Area. What the section 10.7 certificate says, and does not say, about ground that was quarry, refinery and fill. You get answers you can act on before the cooling off period runs out.

About Pyrmont
Pyrmont is the peninsula between Darling Harbour and Blackwattle Bay, with Johnstons Bay off its northern tip and Ultimo to the south. Harris Street runs down its spine past the post office, the 1919 woolstore at No 100 and the Quarryman's Arms. Pirrama Park, opened by the City of Sydney in 2010 on the former Water Police site, takes in what used to be called Pyrmont Point Park. There is no railway station yet. Sydney Metro is building Pyrmont Station between Pyrmont Bridge Road and Union Street, and says Metro West is planned to open in 2032. Pyrmont Bridge, which joins the peninsula to the city across Darling Harbour, opened on 28 June 1902 and is State Heritage Register item 01618.
Pyrmont Post Office at 148 Harris Street, designed by Government Architect Walter Liberty Vernon and opened on 19 January 1901, is State Heritage Register item 01440, gazetted on 22 December 2000. The Pyrmont and Glebe Railway Tunnels, built between 1916 and 1922 for the goods line and now used by light rail, are item 01225, gazetted on 2 April 1999. The cuttings they run through are a reminder of the Saunders family quarries, whose sandstone went into major Sydney buildings and left the peninsula, in the City of Sydney's words, with a blasted, treeless appearance.
What the market here means for your contract
At the 2021 Census, Pyrmont had 12,658 residents in 6,954 private dwellings, 5,583 of them occupied. Flats or apartments made up 93.7% of occupied private dwellings, semi-detached houses, row or terrace houses and townhouses 5.7%, and no separate houses were recorded. Of occupied private dwellings, 61.7% were rented, 18.0% owned with a mortgage and 17.7% owned outright. Two bedroom dwellings were the largest group at 51.0%.
The practical effect is that a Pyrmont conveyancing file is almost always a strata file, and at Jacksons Landing it is a strata file inside a community scheme. That puts the weight on the section 184 certificate, the by-laws and the owners corporation records, and in Jacksons Landing also on the community plan, the community management statement and the association's own certificate. For the 317 terraces, townhouses and semi-detached homes counted in 2021, the heritage entries on the section 10.7 certificate can matter as much as any strata record.
Before you sign
In New South Wales you get 5 business days to cool off on an established home, 10 for off the plan, and none at all at auction. If you agree to waive the cooling off period and provide a 66W Certificate then no cooling off applies as well.
That is the whole window. If the property is going to auction, the review has to happen before you raise your hand, and it costs you nothing to have it done. There is no reason to be the person who finds out afterwards.

What we check in Pyrmont
Strata inside the Jacksons Landing community scheme
A City of Sydney planning proposal of February 2016 lists Jacksons Landing apartment buildings as strata plans built on lots in community plan DP 270215, such as SP 86684 on Lot 91 at 1 Distillery Drive and SP 65564 on part of Lot 26 at 66 Bowman Street. The Jacksons Landing Community Association describes itself as representing the owners corporations of all its strata plans, 18 of them by its own list. For a strata lot in a community scheme, Schedule 1 of the Conveyancing (Sale of Land) Regulation 2022, in force from 1 September 2022, prescribes the community plan, including the community management statement and any development contract registered with it, and a property certificate for the community property, on top of the strata documents. We check every one of them is attached, because a missing prescribed document gives you a right to rescind.
Two certificates, two sets of by-laws
A section 184 certificate under the Strata Schemes Management Act 2015 is about the building's owners corporation. The community association manages its own property: by the association's account, the Station, the Glasshouse pool and gym, the security gatehouse and the tennis courts. It gives its own certificate under section 174 of the Community Land Management Act 2021, and NSW Fair Trading says that from 1 April 2026 it must also disclose embedded networks, orders against the association, money borrowed or proposed to be borrowed, and meetings held and not held. The association says its architectural standards sit under By-law 1 of the community management statement, so renovation plans need to clear both the strata by-laws and the community ones. We read both certificates and both sets of by-laws.
Rezoned from mixed use in 2016
Sydney Local Environmental Plan 2012 (Amendment No 33), published on 16 December 2016, changed the zoning maps over parts of Jacksons Landing. The planning proposal behind it moved six strata residential sites on Bowman Street, Distillery Drive and Tambua Street from B4 Mixed Use to R1 General Residential, to protect residential amenity, and moved three parks dedicated during the development, at 11 Bowman Street and 1A and 3 Distillery Drive, to RE1 Public Recreation. We read the zone the section 10.7 certificate gives for the address, because it decides what the land next door can become.
Pyrmont Heritage Conservation Area C52
The Pyrmont Heritage Conservation Area is listed as C52 under Sydney Local Environmental Plan 2012, gazetted on 14 December 2012. Its listing describes a largely intact nineteenth century working class community of houses and shops, with sandstone kerbing, cuttings and stairs cut into the rock. Within a conservation area the City of Sydney grades buildings on its building contributions map, and items such as Pyrmont Post Office, State Heritage Register item 01440, carry State listing as well. Whether a particular address is in C52 or is itself a heritage item is shown on the section 10.7 certificate and the council's heritage maps for that address, and it shapes what you can change.
Quarry fill, refinery ground, metro tunnels
CSR began acquiring land at Pyrmont in 1878 and its operations wound down by the early 1990s, and local historians record that the Saunders quarry known as Purgatory, running toward present day Pyrmont Bridge Road, was worked out and filled in from the 1890s. A section 10.7 certificate reports contamination only in the terms of section 59(2) of the Contaminated Land Management Act 1997, and does not record a former refinery or a filled quarry. Underneath, Sydney Metro reports that Metro West tunnelling is complete and Pyrmont Station is under construction between Pyrmont Bridge Road and Union Street, and it offered property condition surveys to buildings above or close to the station. We look in the strata records for any condition survey, and point you to the EPA record of notices as a separate search.

How we help in Pyrmont
Contract for sale reviews
Before you sign anything, we review the contract for sale and explain the terms, special conditions and risks that could affect your purchase.
Prescribed documents and the 10.7 certificate
The documents attached to the contract carry the section 10.7 planning certificate, the title and plan, the sewerage diagram, easements and restrictions, and for strata the scheme documents and by-laws. We explain what they mean and flag anything that deserves a closer look.
Property conveyancing
Buying or selling, we manage the legal transfer of ownership, prepare the documents and coordinate every party through to settlement.
Settlement and statement of adjustments
We prepare and check settlement figures, including council rates, water rates, strata levies and other adjustments, so nothing is wrong on the day.
Electronic settlement
Land dealings in New South Wales must be lodged electronically, and certificates of title were cancelled in October 2021. We run the whole process securely and keep you informed at each step.
Strata due diligence
Buying an apartment or townhouse means buying into a strata scheme. We review the section 184 certificate, the records, financial statements, by-laws, the capital works fund, maintenance obligations and any known issues.
Easements, covenants and title restrictions
We explain everything affecting the title, including easements, restrictions on the use of land and positive covenants created by a section 88B instrument, caveats, mortgages and other registered interests that could limit what you do with the property.
Transfer duty and land tax clearance
We calculate your duty, prepare the documents and lodge everything with Revenue NSW, and we obtain the land tax clearance certificate so an unpaid charge on the land does not follow you.
Why Prepared
Anyone can offer a free review. What matters is what comes back, and who wrote it.
Speed
Same-day contract reviews. While others wait on a callback, you are at the next inspection ready to offer.
Expertise
Your contract is reviewed by experienced Australian property lawyers who understand the local property market. In Pyrmont that means reading the community plan and management statement behind a Jacksons Landing apartment as well as the strata records, checking both the strata and the community association certificates, and reading the heritage and zoning entries on the section 10.7 certificate for the address, not a generic checklist.
Fixed fee
One price for the conveyancing, published before you commit. No hourly billing, no surprises on the invoice, and no charge at all for the review that got you there.
What it costs
Nothing to have it read. One price if you go ahead.
Most conveyancers charge for a review, or ask you to request a quote before they will tell you anything at all. Here is the whole thing, so you can compare without making a phone call.
Contract review
No obligation, as many properties as you need for your first 90 days, then $49 a review. Back in 4 business hours.
Full conveyancing, buying
Incl. GST, fixed. Contract through to PEXA settlement, adjustments and duty lodgement.
Selling, and it does not sell
Professional fees only, plus the cost of any searches already ordered. You are not billed for a settlement that never happened.
Government charges, searches and transfer duty are payable in addition and are set by the State, not by us. We tell you the total before you instruct.
Common questions
Is Jacksons Landing in Pyrmont community title?
Yes, on the public record: Jacksons Landing apartment buildings are strata plans built on lots in community plan DP 270215, and the Jacksons Landing Community Association manages the community property under a community management statement. For a strata lot in a community scheme, the Conveyancing (Sale of Land) Regulation 2022 prescribes the community plan, the community management statement and a property certificate for the community property, as well as the strata documents. Whether a particular lot is part of the scheme is shown on the title and plan documents attached to the contract.
Is there a metro station in Pyrmont?
Not yet. Sydney Metro is building Pyrmont Station on the Metro West line, between Pyrmont Bridge Road and Union Street, with entrances proposed on both streets. Its May 2026 update says tunnelling for Metro West is complete and the line is planned to open in 2032. Until then the peninsula has no railway station of its own.
Is Pyrmont in a heritage conservation area?
Part of it is. The Pyrmont Heritage Conservation Area is listed as C52 under Sydney Local Environmental Plan 2012, and the suburb also holds State Heritage Register items such as Pyrmont Post Office at 148 Harris Street, item 01440. Conservation areas are applied by map, not by suburb, so whether a particular address is affected is a question for the section 10.7 certificate and the City of Sydney heritage maps for that address.
