Conveyancing in Alexandria.
City of Sydney assessment reports describe sites across Alexandria's enterprise area, from Bourke Road to Stokes Avenue and Doody Street, as zoned E3 Productivity Support, a zone in which residential accommodation is prohibited.
Closer to Botany Road, a two storey terrace on Buckland Street is zoned MU1 Mixed Use, and the Alexandria Park Heritage Conservation Area covers terrace streets nearby. So a section 10.7 planning certificate in Alexandria can name an employment zone, a mixed use zone or a conservation area depending on the block, and each one changes what you are buying.
Prepared reviews your contract for sale and the documents prescribed to be attached to it against what Alexandria actually raises. Which zone the certificate names, because employment and mixed use land sit a street apart here. What the council's flood information for the Alexandra Canal catchment says about the address. What a former industrial site's remediation left behind in the development consent and the strata records. Whether a terrace falls inside the Alexandria Park conservation area. You get answers you can act on before the cooling off period runs out.

About Alexandria
Botany Road runs along Alexandria's eastern edge, and Green Square station sits at the corner of O'Riordan Street and Botany Road, an address Transport for NSW gives as Alexandria. Alexandria Park on Buckland Street, with its entrance gates and grounds, is a local heritage item, I11 in Sydney LEP 2012. On the western side, Sydney Park holds the former Bedford brickworks, established in 1893: four chimneys, the Hoffman and Hardy patent kilns and three down draught kilns, listed together as local item I27 at 2 Princes Highway, Alexandria.
Alexandra Canal, the canalised Sheas Creek built between 1887 and 1899, is on the State Heritage Register as item 01621, gazetted 15 November 2002. The listing runs from the Cooks River to 200 metres south of Huntley Street, and Sydney Water is recorded as the owner. The Yiu Ming Temple at 16 to 22 Retreat Street, begun in 1908, is State Heritage Register item 01297, gazetted 24 September 1999. Beyond the canal, the WestConnex M8 opened to the St Peters interchange on 5 July 2020, and since 1 September 2024 Sydney Gateway has linked that interchange to the airport over two arch bridges across the canal.
What the market here means for your contract
At the 2021 Census, Alexandria had 9,649 residents in 4,510 occupied private dwellings, with an average household of 2 people. Flats or apartments made up 65.2% of occupied private dwellings, semi-detached houses, row or terrace houses and townhouses 29.0%, and separate houses 4.7%. Of occupied private dwellings, 52.0% were rented, 34.0% owned with a mortgage and 12.4% owned outright. Two bedroom dwellings were the largest group at 42.2%.
The practical effect is that most Alexandria files are strata files, but a large minority may not be. In an apartment, the section 184 certificate, the by-laws, the capital works fund and an inspection of the strata records carry most of the weight, and in a newer building on a former industrial site the development consent may also carry remediation conditions. In a terrace or semi, the zoning, heritage and flood entries on the section 10.7 certificate and the sewerage diagram do more of the work, because those are the controls that decide what you can change later.
Before you sign
In New South Wales you get 5 business days to cool off on an established home, 10 for off the plan, and none at all at auction. If you agree to waive the cooling off period and provide a 66W Certificate then no cooling off applies as well.
That is the whole window. If the property is going to auction, the review has to happen before you raise your hand, and it costs you nothing to have it done. There is no reason to be the person who finds out afterwards.

What we check in Alexandria
Homes on land zoned for employment
Since 26 April 2023 the Sydney LEP 2012 zoning maps have carried the State's new employment zones, and City of Sydney reports describe sites across Alexandria's enterprise area, including Bourke Road, Stokes Avenue and Doody Street, as zoned E3 Productivity Support. A Central Sydney Planning Committee report on 20 to 26 Bourke Road, listed for 23 April 2026, states that residential accommodation is prohibited in that zone, and that clause 7.13A allows a residential flat building or shop top housing only on land mapped as Business Area and only if set criteria are met. Land marked North Alexandria also has its own clause 6.60A, inserted by Amendment No 78 on 30 September 2022. If the certificate places a dwelling in an employment zone, we read the development consent and occupation certificate it depends on rather than assuming the residential use can simply continue or grow.
Botany Road terraces in a mixed use zone
Sydney LEP 2012 Amendment No 82, published 11 November 2022, put the Botany Road Precinct controls into force. Its clause 6.60B lets certain non-residential buildings, and some that include affordable housing, on mapped opportunity land exceed the usual height and floor space limits, and clause 7.13B adds an affordable housing contribution. The Planning Portal record for the proposal lists rezoning identified sites from R1 General Residential to B4 Mixed Use, and council reports since 2023 describe land near Botany Road as MU1 Mixed Use, including 216 to 220 Wyndham Street, which its report places in the Botany Road Precinct, and a two storey terrace at 21 Buckland Street. If you are buying near Botany Road, the certificate tells you the zone, and the LEP maps tell you whether the site next door is opportunity land where a taller building can be sought.
Terrace and industrial conservation areas
Alexandria has two conservation areas of very different character. The Alexandria Park Heritage Conservation Area, C1 in Sydney LEP 2012, is defined by Victorian terraces and Federation terrace housing, and the council's December 2020 Botany Road heritage study set policies to retain the original subdivision, the street alignments and one to three storey terraces. The North Alexandria Industrial Heritage Conservation Area, C74, takes in part of the former industrial north, and a February 2024 panel report records its boundary running through a single site on Stokes Avenue. The council grades buildings inside conservation areas on its building contributions map and uses that grading when it assesses changes, so we check the maps for the address, not the suburb.
Alexandra Canal catchment flood planning
The City of Sydney's Alexandra Canal catchment covers Alexandria along with Rosebery, Erskineville, Beaconsfield, Zetland, Waterloo, Redfern, Newtown, Eveleigh, Surry Hills and Moore Park, and the floodplain risk management plan, study and flood study for it were adopted by the council in March 2014, with further flood study volumes in 2020. Council reports show how much the result varies by site: a flood planning level of RL 8.73 metres AHD at 20 to 26 Bourke Road, ground floors set above the 1% AEP flood level at 216 to 220 Wyndham Street, and a Buckland Street terrace described as potentially subject to flooding. Flood related development controls are one of the matters a section 10.7 certificate must report, and the certificate for the address will say whether they apply. We read it alongside the council's catchment information.
Landfill gas and former industrial fill
The NSW EPA declared Sydney Park significantly contaminated land on 25 February 2019 because of methane and carbon dioxide from landfilled waste. The City lodged a voluntary management proposal in November 2019, which it says the EPA approved in January 2020, and it reports that the park, including some surrounding roads, footpaths and adjacent buildings, is regularly monitored. Across the canal, the EPA announced in June 2024 that the former landfill now forming part of the St Peters Interchange had been declared significantly contaminated. On Alexandria redevelopment sites, council reports have recorded lead, asbestos, PAHs and PFAS in fill or groundwater. A section 10.7 certificate reports contamination matters only for the land itself, so we also search the EPA record of notices and read any remediation conditions, site audit statement or strata records for the building.

How we help in Alexandria
Contract for sale reviews
Before you sign anything, we review the contract for sale and explain the terms, special conditions and risks that could affect your purchase.
Prescribed documents and the 10.7 certificate
The documents attached to the contract carry the section 10.7 planning certificate, the title and plan, the sewerage diagram, easements and restrictions, and for strata the scheme documents and by-laws. We explain what they mean and flag anything that deserves a closer look.
Property conveyancing
Buying or selling, we manage the legal transfer of ownership, prepare the documents and coordinate every party through to settlement.
Settlement and statement of adjustments
We prepare and check settlement figures, including council rates, water rates, strata levies and other adjustments, so nothing is wrong on the day.
Electronic settlement
Land dealings in New South Wales must be lodged electronically, and certificates of title were cancelled in October 2021. We run the whole process securely and keep you informed at each step.
Strata due diligence
Buying an apartment or townhouse means buying into a strata scheme. We review the section 184 certificate, the records, financial statements, by-laws, the capital works fund, maintenance obligations and any known issues.
Easements, covenants and title restrictions
We explain everything affecting the title, including easements, restrictions on the use of land and positive covenants created by a section 88B instrument, caveats, mortgages and other registered interests that could limit what you do with the property.
Transfer duty and land tax clearance
We calculate your duty, prepare the documents and lodge everything with Revenue NSW, and we obtain the land tax clearance certificate so an unpaid charge on the land does not follow you.
Why Prepared

Expertise
Your contract is reviewed by experienced Australian property lawyers who understand the local property market. Common questions
Which council is Alexandria in?
Alexandria is in the City of Sydney local government area. The council administers Sydney Local Environmental Plan 2012, which has its own clauses for North Alexandria and the Botany Road Precinct, and the Sydney Development Control Plan 2012. Larger Alexandria proposals, such as the mixed use schemes at 20 to 26 Bourke Road and 216 to 220 Wyndham Street, have been reported to the Central Sydney Planning Committee rather than the local planning panel.
Is Alexandria in a heritage conservation area?
Parts of it are. Sydney LEP 2012 maps the Alexandria Park Heritage Conservation Area, C1, named for the park on Buckland Street, and the North Alexandria Industrial Heritage Conservation Area, C74. Conservation areas and heritage items are applied by map, not by suburb, so whether a particular address is affected is a question for the section 10.7 certificate and the council's heritage and building contributions maps.
Is there a train station in Alexandria?
Yes, Green Square station on the Airport line, at the corner of O'Riordan Street and Botany Road, which Transport for NSW lists with an Alexandria address. It sits on the suburb's eastern edge, so streets on the Sydney Park side of Alexandria are a much longer walk from it. Distance to a station is not something a planning certificate or the contract will tell you.
