Government charges, searches and transfer duty are additional and are payable to the relevant authorities or third parties. No hourly billing. No surprise legal bill. No pressure either way.
The attachments are mostly certificates and searches.
The details that matter are easy to miss if you don't know where to look. We read every attachment, not just the summary pages.
What we look for:
- mortgages, caveats and other interests that need clearing at settlement
- easements that limit where you can build
- covenants that restrict materials, height or the number of dwellings
- planning zones and overlays that affect renovations
- strata levies, special levies and by-laws
- building permits and owner-builder work from recent years
- outgoings such as rates, land tax and water charges
- information that looks missing or out of date
We'll tell you what we found, why it matters and what you may want to do next.
What a free contract for sale review covers
We review the attached documents alongside the contract itself, so nothing is read in isolation.

-
Plan of subdivision Lot boundaries, easements and any restrictions shown on the plan.
-
Planning information The zone, any overlays and what they may mean for your plans.

-
Building disclosures Building permits, owner-builder work and related insurance details.
-
Strata Fees, levies, rules and anything flagged in the strata information.
What is a contract for sale in NSW?
In NSW the seller’s disclosure is attached to the contract itself. The Conveyancing (Sale of Land) Regulation 2022 lists the prescribed documents: the title search, the drainage diagram, the council planning certificate and, where there’s a pool, the pool documents.
It tells you about the title, planning, outgoings, services and other matters affecting the property. It doesn't tell you everything, such as the condition of the building.
That's why it's worth reading with a property lawyer before you commit.
If a document is wrong or missing
NSW law gives buyers some protection when the attached documents fall short. If a prescribed document is missing, you may be able to rescind within 14 days of exchange. What you can do depends on the circumstances.
You may have rights if:
- a prescribed document wasn’t attached to the contract
- an attached document is out of date or doesn’t match the property
- information the law requires is missing
In some cases a buyer can end the contract before settlement. The seller may have defences, so get advice early rather than assuming.
You stay in control.
A review doesn't tell you that you have to buy the property. It gives you information before you make the decision. Depending on what we find, you may choose to:
-
Walk away If the property or contract isn't right for you.
-
Negotiate Ask for a change to the contract, price or other terms.
-
Investigate further Get the right building, pest, planning or other advice.
-
Proceed Move forward knowing what you're agreeing to.
Get your contract reviewed before you bid.
Auction purchases are different. In NSW there’s no cooling-off at auction, or for a contract exchanged on the same day after a pass-in. That makes understanding the contract before you bid particularly important.
If you're considering bidding at auction, send us the contract before auction day so we can review it and suggest amendments to the contract that benefit you and suit what you need.
Send them all.
You're not limited to one property. If you're still searching, you can use Prepared to review the contracts you're considering before you decide which property is right for you. No charge. No obligation.
The right time to get legal advice isn't after you've bought the property. It's before you commit.
