About Thornbury
Thornbury Village sits at High Street and Normanby Avenue, near Clarendon Street, with the cable tram engine house still standing at 628 High Street from the 1890 line. Merri Creek forms the western border and Darebin Creek the east. Warehouses, scrap metal yards and metal recycling operations still run along Dundas Street and Station Street, and the Darebin International Sports Centre and velodrome sit in John Cain Memorial Park.

The split matters because the two halves fail differently. Apartment and townhouse purchases turn on the owners corporation certificate, the shared driveway and the plan of subdivision. Older houses turn on heritage precinct controls, easements and what the neighbouring land is used for.

Working industrial land off Dundas Street
Warehouses, scrap metal yards and metal recycling operations still run along Dundas Street and Station Street. Conversions and infill in that corridor are commonly encountered under an Environmental Audit Overlay, which blocks a sensitive use until an environmental audit statement is issued. There is also a live amenity question, because a neighbouring operator with existing use rights is not obliged to stop because a residence has moved in next door.
Heritage precincts and demolition
Thornbury carries heritage precincts including High Street Thornbury, Plow Street and Rossmoyne Street. Inside a precinct, demolition and external change need a planning permit. Heritage amendments can also attract interim controls that apply before an amendment is finalised, so check whether any amendment affecting the property is on exhibition as well as what is already in the scheme.
Two creeks and revised flood mapping
Merri Creek bounds Thornbury to the west and Darebin Creek to the east. Melbourne Water is updating Darebin's flood mapping, with stormwater consultation closed on 22 March 2026, final maps expected mid-2026, and Merri Creek and Darebin Creek studies under way. Once finalised, year 2100 flood levels will inform planning and building decisions where controls already exist, with new overlays to follow through separate amendments.
Small subdivisions and shared driveways
Much of Thornbury's newer stock sits in two to four lot subdivisions. These bring a shared driveway held as common property or under a carriageway easement, party walls and shared stormwater, plus an owners corporation that is often small and unmanaged. Check the plan of subdivision, the owners corporation certificate and the rules, and confirm who is responsible for driveway maintenance.
