About Sunshine
Hampshire Road is the main shopping strip, running down to Sunshine station where the Sunbury, Ballarat, Bendigo and Geelong-bound lines converge. The old Sunshine Harvester works site and the surrounding rail land set out the suburb's grid. Kororoit Creek runs along the western edge.
What the market here means for your contract
At the 2021 Census, Sunshine had 3,365 occupied private dwellings. Separate houses made up 69.2%, semi-detached homes and townhouses 22.1%, and flats or apartments 8.3%.
Around three in ten homes are now attached, which is the signature of sustained subdivision of the original large allotments. That means a Sunshine file often involves a relatively new dwelling on relatively old land, and the two carry different questions.

Development potential depends on the zone, on any control disclosed in the planning certificate, and on what has to be resolved about the land before a residential use can start. Confirm all three before you price the site.
Planning change around the station
Land use rules around a major station precinct do not stay still. Rezoning can change what may be built, and it can bring new contribution levies with it. Check the planning scheme as it stands at the date of your contract, and ask whether any amendment is on exhibition, because a buyer relying on today's controls can be affected by a change already in train.
Owners corporation records on newer townhouses
More than a fifth of Sunshine homes are semi-detached or townhouses, most of them recent. Obtain the owners corporation certificate and read it for levies, the maintenance fund, and any defect or repair matter already raised. On newly built attached homes, also check what builder's warranty cover remains and what has already been claimed.
