About Camberwell
The six-way Camberwell Junction, where Burke, Riversdale and Camberwell Roads meet, is the centre of gravity, with the Rivoli cinema on the corner and the Sunday market behind Station Street. Camberwell station is a junction on the Lilydale and Belgrave lines and the branch to Alamein, and the Anniversary Trail runs beside the Alamein line. Camberwell Grammar, Camberwell Girls Grammar and Canterbury Girls Secondary all sit within a short radius.
What the market here means for your contract
At the 2021 Census, 60.1% of occupied private dwellings in Camberwell were separate houses, 21.7% were townhouses or semi-detached, and 17.3% were flats or apartments. It remains a detached-house suburb, with period stock concentrated in the older streets.
On the house side, the transaction work is covenants, heritage and trees. On the older brick walk-up flats, it is a small owners corporation with a thin maintenance fund and deferred capital works.

The Camberwell Junction activity centre plan sets a core of four to twelve storeys, an inner catchment of four storeys with six on larger properties, and an outer catchment of three storeys with four on larger lots. A covenant restricting the land to one dwelling defeats all of it, because a planning permit does not authorise a breach of covenant. Confirm the covenant position before pricing a site on the new heights.
Pre-1991 covenants are near impossible to remove
Camberwell's Victorian and interwar subdivisions commonly carried single-dwelling, minimum-cost and building-material covenants. Where the covenant was created before 25 June 1991, section 60(5) of the Planning and Environment Act 1987 prevents a permit being granted if a benefiting owner objects or may suffer detriment of any kind. The Supreme Court route under section 84 of the Property Law Act 1958 is slow and often unsuccessful.
Heritage controls demolition, not just the facade
Much of Camberwell's older housing stock sits within a heritage precinct, where demolition needs a planning permit. A knock-down-rebuild strategy on a heritage-affected title carries real risk of refusal. Boroondara Planning Scheme Amendment C412boro, which proposes heritage controls on further individual properties including addresses in Camberwell, was heard by a planning panel on 14 and 15 July 2026 with a ministerial decision still to come.
Canopy tree permits can sterilise a building envelope
State-wide canopy tree permit requirements apply in Boroondara alongside any local controls. Buyers planning a rebuild are regularly caught out by a mature tree sitting in the middle of the intended footprint. Raise this at contract review, before the design work starts.
Small owners corporations on older walk-up flats
Camberwell's 1960s and 1970s brick walk-ups often have only a handful of lots, which means a small owners corporation and limited funds for major works. Read the section 151 certificate for the maintenance fund balance, any special levy, and the condition of the roof, plumbing and common areas. A four-lot building has nowhere to hide a large repair bill.
