Before your property can settle, whether you're buying or selling, you’ll need to complete something called Verification of Identity (VOI). It’s not just a formality. It’s a legal requirement designed to protect your ownership and stop fraud before it starts.

What is VOI?

Verification of Identity confirms that you are who you say you are. It’s required by law for all parties in a property transaction, buyers, sellers, and even attorneys acting under power of attorney.

Your VOI must be completed before key documents like the Transfer of Land or mortgage discharge can be signed. If it’s not done, settlement can’t happen.

Why VOI matters

For sellers:

  • VOI is needed to transfer ownership to the buyer
  • If you have a mortgage, it’s also needed to discharge your loan
  • Leaving it too late can delay settlement and delay your funds

For buyers:

  • VOI is required to register the title in your name
  • It’s also required for your lender to fund your mortgage
  • Delays in VOI can delay your finance and risk missing settlement

When should I do my VOI?

As soon as possible after signing the contract. Your solicitor or conveyancer can’t sign documents or prepare settlement until VOI is complete. It will remain valid for 2 years with your legal representative.

How do I complete VOI?

There are three main ways to complete your Verification of Identity:

  1. Online / Remote Platforms: Use trusted digital services like IDSecure or WebVOI. We’ll guide you through setup and submission.

  3. In person with your solicitor or conveyancer

What ID documents do I Need?

Aim for the highest available combination from the categories set by ARNECC (Australia’s regulatory body). Common combinations include:

  • Passport PLUS Drivers Licence or government proof of age card
  • Immicard PLUS Drivers Licence or government proof of age card
  • Passport PLUS Birth Certificate PLUS Medicare or Centerlink/DVA card
  • Drivers Licence PLUS Birth Certificate PLUS Medicare card

Name changes? This is common, but you’ll need to supply evidence (e.g. marriage certificate) if your current ID is in a different name from your contract or title.

Q: I did VOI for my bank already, can I skip it?
A: No. Your solicitor must complete a separate VOI. We can’t rely on your lender’s ID check.

Q: Can I reuse a VOI I did last year?
A: Possibly. VOI is valid for up to 2 years for your representative, we will need to verify that the prior VOI still complies with legal standards.

Q: What if I don’t have enough ID?
